Dubai Silicon Oasis is a government-owned technology park, a free zone and at the same time a residential district east of the city centre. Since opening in 2004, the zone has combined office space, research facilities, residential areas and schools on around 7.2 square kilometres. Around 90,000 people live and work here, and some 28,000 companies are based in the zone.
The location is managed by the Dubai Integrated Economic Zones Authority (DIEZ), which also operates Dubai Airport Freezone and Dubai CommerCity.
Dubai Silicon Oasis lies at the intersection of Sheikh Mohammed Bin Zayed Road (E311) and Dubai Al Ain Road (E66), bordered by Academic City to the south and International City to the east.
| Destination | Driving time |
|---|---|
| Downtown Dubai / Dubai Mall | 20–25 minutes |
| Dubai International Airport (DXB) | around 25 minutes |
| Business Bay / DIFC | 25–30 minutes |
| Deira | 20–25 minutes |
| Nearest beach | 30–35 minutes |
So far, Dubai Silicon Oasis has no Metro station of its own. The nearest Red Line stations are a 15 to 20-minute drive away, and bus routes X25 and 365 provide the connection.
This will change with the Blue Line: 30 kilometres, 14 stations, with operations announced to start on 9 September 2029. Dubai Silicon Oasis is one of the nine areas that will thereby be directly connected to the network and to the airport.
In January 2026, an expansion of the location totalling AED 12.8 billion was announced. It consists of two projects:
The first phase is due to be completed in 2029, at the same time as the opening of the Metro line. For investors, this is the most relevant development at the location: rail connection and new space arrive together.
Dubai Silicon Oasis has a mixed development pattern – apartments along the main axes, villas and townhouses in their own clusters. Among the best-known residential areas are Cedre Villas, with around 1,200 units of three to five bedrooms, and the more compact Semmer Villas.
The zone is designated as a freehold area – foreigners can also acquire property here in their own name.
| Property type | Guide value (AED) |
|---|---|
| Studio / one-bedroom apartment | from around 550,000 |
| Apartments in general | 580,000 – 3,295,000 |
| Villas in Cedre and Semmer | from 3,500,000 |
| Apartment rent, per year | 47,000 – 100,000 |
| Villa rent, per year | around 226,000 to 276,000 |
The gross rental yield for apartments is typically between seven and nine percent, and for villas between 5.5 and 6.5 percent. Demand is driven by students from the neighbouring Academic City, employees of the companies based here and families.
These figures are guide values and vary with year of construction, fit-out and location within the zone. Before buying, current transaction data from the Dubai Land Department should be part of your review.
The zone issues its own licences through the competent authority:
As in all free zones, 100 percent foreign ownership applies without a local partner. The 0% corporate tax rate, however, is not automatic – it requires Qualifying Free Zone Person status, with adequate substance on the ground, qualifying income and compliance with transfer pricing rules. Registration, bookkeeping and the tax return are mandatory even at 0%.
Of interest to founders is the Dubai Technology Entrepreneur Campus (Dtec) – a large co-working hub with flexi-desks, private offices, event spaces and programmes for early-stage companies. Its focus areas are software, e-commerce, artificial intelligence, mobility and cleantech.
There are more than 15 educational institutions in and around Dubai Silicon Oasis. Within the zone, GEMS Wellington Academy teaches the British curriculum and Vernus International School the American curriculum; the Indian International School is just over a kilometre away. There are also nurseries and pre-schools.
The universities of Dubai International Academic City can be reached within minutes. This proximity is one of the reasons for stable rental demand in the apartment segment.
In favour: significantly lower prices than in Dubai Marina or on Palm Jumeirah, short distances between home, work and school, freehold status, an established technology environment and the foreseeable Metro connection.
Against: no Metro station of its own until 2029, high car dependency, congestion on the E311 at peak times, no nearby beach and nightlife that cannot compete with the Marina.
Dubai Silicon Oasis is one of the few locations in Dubai where living and business genuinely coincide. For founders with a family, this is a real advantage: licence, school and home are in the same area, which noticeably eases everyday life in a city of long distances.
For investors, the location is more interesting before the Metro opens than after. The Blue Line has been approved, the date is set and construction is under way – this certainty is not yet fully priced in today. If you buy here, you are buying a connection that will only arrive in 2029.
Our advice: view properties during rush hour, not at the weekend. The driving times in the table apply on clear roads; in the morning on the E311, the calculation looks different. And before setting up a company, check whether your activity is listed here – the technology focus is deliberate.
